Overview

St. Alphonsus Regional Medical Center is one of Boise's most visible and recognizable hospitals, prominently positioned along I-184. Over time, the exterior of the South Tower had become faded, chalking, and visibly worn—especially across high-access areas that are difficult to reach and even harder to maintain.

The hospital needed a fresh, clean exterior appearance that would stand up to the elements and reduce long-term maintenance, all while ensuring discretion around patient windows and meeting medical environment safety protocols. 

Roe Painting was selected to restore the tower facade using a durable, long-lasting coating system designed for maximum adhesion, improved appearance, and year-over-year performance. 

The Challenge

The South Tower posed several unique challenges: 

Aging, Failing Paint System

Years of sun exposure, weather, and natural wear had caused widespread fading, chalking, and isolated peeling across the tower. A high-performance bonding system was required to ensure long-term adhesion and a uniform, bright-white finish. 

High Access and Difficult to Reach Areas

The South Tower rises five stories above the main building, requiring specialized swing-stage equipment to safely access every elevation and architectural surface. Precision coordination with the swing stage partner was essential to maintain safety and production efficiency. 

Working in a Medical Environment

Crews worked in front of patient windows throughout the project, requiring discretion, quiet operations, and sensitivity to patient privacy. All painting technicians passed required background checks and followed hospital safety protocols. 

High Visibility to the Community

Because the exterior is prominently visible from the interstate, the hospital needed results that restored confidence, reinforced its brand image, and conveyed a clean, modern appearance to the public. 

The Solution

Roe Painting implemented a system designed to solve adhesion issues, improve durability, and deliver a bright, consistent finish across the entire tower.

1. Safe + Coordinated High-Access Work


Roe Painting partnered closely with BrandSafway to coordinate all swing-stage activity. While St. Alphonsus provided the swing-stage equipment and movement, Roe Painting ensured seamless coordination to keep the project on schedule.

2. Thorough Surface Preparation

To ensure longevity and proper adhesion:

  • All cement surfaces were pressure-washed using a specialized cleaning agent that removes chalking paint.
  • Scraping and sanding eliminated the areas of flaking paint.
  • Holes and damaged areas were repaired with a cement-based patching compound. 

3. Adhesion-Focused Primer System

A full coat of Rodda Protector XL 100 Bonding Primer was applied across cement walls, parapet walls, rooftop structures, and awnings. This primer locks in chalky surfaces and creates a strong bonding layer for the new topcoats. 

4. Durable, Urethane-Fortified Finish

Two coats of Rodda Ultimate II, a urethane-fortified finish, were applied to all primed areas. This coating provides superior durability, resistance to environmental wear, and long-lasting color retention—critical for a building exposed to harsh Idaho sun and winter conditions. 

Additional components, such as rooftop man doors and ladder systems, received Rodda Multimaster VST acrylic polyurethane for added durability and sheen consistency. 

The Results

A Clean, Bright Professional Appearance

The South Tower now features a crisp, bright-white exterior that significantly improves the hospital's public-facing image, especially along I-184, where thousands of travelers and commuters view the building each day. 

Improved Durability + Reduced Maintenance Costs

The urethane-fortified system provides long-term resistance to weathering and fading, backed by a 10-year warranty. This reduces maintenance burden and eliminates the need for frequent repaints.
